Kitchen remodeling in Merritt Island, Florida

On Merritt Island the water is on both sides of you, which puts salt air and flood rules into kitchen decisions. Call now to talk to a local kitchen remodeler about your project, and ask about a free estimate.

Living between two rivers

Merritt Island is an unincorporated community with the Indian River to the west and the Banana River to the east, split in places by Sykes Creek and residential canals. It has older block homes from the space program years near the causeways, plus canal-front and riverfront houses that have been added to many times.

For a kitchen, that location means a few specific things:

  • Metal takes a beating. Hinges, drawer slides, faucet bases and range hood parts all corrode faster near salt water. Ask for stainless hardware and soft-close hardware rated for damp conditions. If the house has been open to sea breezes for years, check existing electrical boxes when the old cabinets come off.
  • Appliance finishes vary. Not all stainless is the same grade, and cheaper panels can spot and stain in salt air. Ask what the panels are made of, not only how they look, and wipe them down often.
  • Sliding doors and big views. Many water-facing kitchens get strong afternoon light. Dark counters can run warm, and some surfaces fade with direct sun. A window film or a shade may protect more than you expect.
  • Additions over the years. Older island homes often have rooms added on, so floor heights and ceiling lines may not match. Plan for that before ordering cabinets.

Vent to the outdoors. In a salt-air home, ask about the exterior cap as well as the hood.

Flood zones can change the size of the job

This is the one issue on Merritt Island that surprises people.

Much of a low-lying island can sit in a mapped flood zone. If your home is in one of the higher-risk zones, the National Flood Insurance Program's substantial improvement rule, often called the 50 percent rule, can apply. When the cost of improvements reaches half of the building's market value, the whole structure may have to meet current floodplain standards. That can mean elevation, not only new cabinets.

Most kitchen remodels will not get close to that line, but a big kitchen combined with other work on a modest older home can. Land value does not count, so a valuable lot does not help. Florida also changed its rules in 2025 on adding up improvements across several years, so ask the county how it calculates today.

Three steps keep this simple:

  1. Look up your zone on the FEMA flood map.
  2. Tell the remodeler if you are in a flood zone, and share your total planned scope.
  3. Before you sign, have the contractor confirm how the permit office will treat the job.

Choices inside the kitchen matter too. If your home has flooded in the past, lower cabinet boxes made of plywood or marine-rated materials will hold up better than particleboard. Tile or sealed concrete will recover far better than laminate flooring.

Outlets and appliance connections deserve a thought as well. If water has reached your floor before, ask what can be raised during the remodel, and ask your insurance agent whether the work affects your flood policy. These are simple questions to raise now, and much harder ones to raise after the cabinets are in.

Permits on Merritt Island

Who issues them
Merritt Island is unincorporated, so kitchen permits normally run through Brevard County Building Permits.
When you need one
Generally for plumbing, electrical and structural changes. Confirm your own scope with the county before work starts.
Older homes
Space-era houses built before 1978 fall under the EPA lead-safe renovation rules for paid contractors.
Checking a contractor
Look up the license with the Florida DBPR, and ask for proof of insurance.

Merritt Island kitchen questions

Will a kitchen remodel trigger flood elevation rules?

Usually not on its own, but it can on a lower-value older home in a high-risk flood zone. The test compares project cost with the building's market value. Ask the county before you commit to a large project.

What cabinet hardware lasts near salt water?

Solid stainless steel holds up best. Plated finishes can look identical in a showroom, yet pit within a few years near the water. Ask specifically what the base metal is.

Do I need a different countertop on the water?

Not because of salt, since quartz, granite and solid surface all tolerate it well. Strong sun is the bigger factor, as some quartz can discolor with long direct exposure. The countertop guide compares the options.
